The cashflow difference between the $6-7 M high-end property you were renting for your family to enjoy versus the closer to median value x6-7 $1M properties. Risk mitigation and therefore comfort the banks felt in order to allow you to release equity from those more readily and keep the banks away if you happened to hold those at a higher LVR when a market drop occurred.

Together, we purchased an old house last year with subdividable land. We did a full renovation (I’m a carpenter), the house was a dump, the tenant left over 10m3 of rubbish, many walls and all doors had punch holes in them and the list goes on and on.

“The biggest thing I learnt from this course is that you need to have the right mindset to be successful in property investment i.e. having a solid strategy that is not influenced by external noise such as family members opinions, interest rates and negative news in the media.
