When You Have to Sell Property

February 15, 2022

Are you looking to sell property now or in the future? You must know this.Over the last month or so, I've discussed why I never sell property and gone into specific detail and strategies about contrarian thinking when you are forced to refinance or seemingly sell.Today though, I answer the other major question.

What happens if you MUST sell?

If you've exhausted all the contrarian thinking, or are utilising one of the strategies from the previous article that maximises your profit from a sale, then inevitably, there comes a time when people have to sell for a myriad of reasons. So what's your first move?Do you just call the local real estate agent and ask them to sell your property?Do you ask friends or family who they have used in the past?Well that depends.Let me share with you a story from one of our clients Keith, who recently had to sell a property and asked Your Empire to help.Long story short... In Keith's words, he received $700,000 more than he would have received if he had tried to do it himself through an agent.

$700,000 more because he called Your Empire...

and most people don't even know we offer this service. Most people know we help clients BUY properties, though we can make sure you get top dollar SELLING properties as well.Wondering how it works? Here's what Keith had to say on Google Reviews recently:

"Having had great experiences with Chris and his team at Your Empire as a buyers agent I decided to use them when recently selling a residential property as my vendor agent. The process of selecting the most appropriate agent to sell the property was very professionally handled and having their independent advice throughout the process was very valuable.I had been approached prior to engaging Your Empire to sell the property for around $5 million but the team convinced me that the most appropriate way to maximise the sale price was to go to auction as the property was attractive and would create a lot of interest. They kept me on track and ultimately we sold for an additional $700k. Nice work!"- Keith

Here's what you need to know:

Agents don't necessarily have any loyalty to a single seller as they might see them as a one off transaction. Not all agents are the same but at times they have been known to quote high to get the deal, then ‘condition’ the seller week by week, only to sell to get the quickest deal.On the other hand, when they get a listing through someone like us, they know they can get multiple referrals if they do a good job and hence might go that extra step to attract more buyers and increase the competition. As buyer's agents, we always aim to never go to auction when we buy unless we really have to.And that’s why when it comes to selling, we nearly always recommend that’s the way to go.Any agent can sell a property for what it’s worth, but very few can sell it for a suburb premium.

When Keith got his $700k premium do you think he was after the cheapest agent or the best agent for the job?
